Terms and Conditions
PAYMENT SCHEDULE: A 50% deposit is due at booking. The remaining balance is due 14 days prior to check-in. If check-in date is sooner than 14 days, the entire balance is due immediately.
PAYMENT POLICIES: The credit card you provide will be used unless other arrangements are made. Rates are subject to taxes and processing fees. All rates, fees, and policies are subject to change without notice. Occasionally changes are made to cleaning fees and tax rates. These are beyond our control and are passed along to renters. Rental rates may change but rates quoted when the dwelling is booked will be honored unless the quote was in error.
Merchant FEE: This is a standard processing fee that covers credit card processing and administrative costs.
TAXES: Taxes are collected by the state. State taxes are 4%, thus we are required to collect 4% taxes on the total amount.
CANCELLATIONS/REFUNDS: Should the need arise to cancel your reservation prior to 14 days of your arrival, regardless of reason (including bad weather, illness, or economic factors) a $50 cancellation fee will be charged. If cancellations occur after the 14 days, you will forfeit 50% of the rental deposit plus tax. No refunds are given if you cancel within 72 hours of check in unless you have purchased travel insurance.
No refunds are given for late arrivals, early departures, or for leaving the home for mechanical failure of non-essential items. Management reserves the right to terminate your contract with no refund if any rules set forth have been ignored.
CHECK-IN AND CHECK-OUT: The check-in time is 3:00 PM. The check-out time is 10:00 AM. The guest will be charged for an additional day’s rent if not checked out by 10:00 AM. Early check-ins and late check-outs may be available but must be arranged with Management in advance and require additional charges.
CHECK-IN PROCEDURE: Directions for check-in are emailed to you after final payment is received. Every effort is made to have each home ready by check-in time. Housekeeping and maintenance personnel must provide services between occupancies for each home in preparation for incoming guests. Sometimes, due to unforeseen circumstances, housekeeping and/or maintenance services may not be completed by your 3pm check-in time. This situation rarely occurs however, and we apologize in advance if the is situation happens to you. TO CHECK IN EARLY OR CHECK OUT LATE, PLEASE CONTACT MANAGEMENT FOR AVAILABILITY.
CLEANING FEE: This is a standard fee that covers the cost of cleaning the property after each stay, normal wear and tear, and laundry. Excessive cleaning and laundry may result in additional cleaning fees.
Each property is stocked for your arrival. This includes toilet paper, paper towels, laundry detergent, dish detergent, shampoo, conditioner, and body wash. See amenities list for more details. Beds are ready and made for your arrival.
Please leave the home in the same general condition as it was when you arrived. Staff will arrive after your departure to thoroughly clean and inspect the home. All food and drink spills should be cleaned up as they occur. Food and drink spills on carpet are considered to be damage, not normal wear and tear. Refrigerator should be emptied of all food and free of spills. All used dishes should be rinsed and placed in the dishwasher on the wash cycle. Additional housekeeping charges may also be applied in the occurrence of exceeding the maximum occupancy of the property.
For stays over seven nights, please inquire if you would like additional cleaning.
GUEST AGES: Guests booking our properties must be at least 25 years of age. At least one guest that is over 25 years of age must be a guest on the property for the entire stay and will be held responsible for all other parties and/or guests of the Guest for compliance with this Agreement, with listed policies, ordinances, rules and regulations and for any losses incurred by owner of the rented property and any damages to the property or furnishings.
GUEST GENERAL DUTIES:Guest will maintain the property in good and clean condition and will use the property in a careful and lawful manner and not exceed the maximum number of guests as specified in the property description. Additional guests will result in an immediate termination of rental stay and forfeiture of all rental fees. Occupancy for each home is strictly enforced. Guest will, on arrival, examine the property and will immediately report any damage discovered or any equipment not in operating condition. Guest will pay for any damage to the property, including, without limitation, any necessary or appropriate maintenance and/or repairs required because of guest’s damage. Guest is responsible for securing the property, including windows and doors. Guest will be responsible for any losses due to guest’s failure to properly secure the property. Guest will leave the property in good condition (less ordinary wear and tear) as received by guest upon guest’s arrival.
REPAIRS: All repairs and maintenance problems should be referred to the Manager. Air conditioners, TVs, and other appliances will occasionally malfunction and cannot be guaranteed to perform. Management guarantees that repairs will be done as soon as possible during normal business hours.
There will be no refunds for furnishings or early departure due to breakdown of air conditioner, heater, appliances, etc., if a breakdown is due to weather and/or other conditions over which Management has no control.
ENTRY OF PREMISES: For maintenance or emergency purposes, a reservations management employee or contractor may need to enter the premises. Reservations Manager or Reservations Manager’s representative may enter the premises during reasonable daylight hours without securing prior permission from Guest but shall give Guest notice of such entry immediately prior if possible and immediately thereafter. In any emergency, the Owner or Owner’s servicing agents may enter the premises at any time without permission of Guest for the purposes of making repairs to alleviate such an emergency.
NO SMOKING: ABSOLUTELY NO SMOKING IS ALLOWED IN ANY OF OUR PROPERTIES. Any evidence of smoking in the property will result in an additional $750.00 cleaning fee related to cleaning up smoke-related damage to the property will be charged to the Tenant. Smoking outside of the home is permitted, provided no odors enter the home. All ashes and butts must be disposed of properly.
PARKING: Tenant agrees that no parking is allowed except for the area designated for parking. Any damage to lawns or landscape will be charged to Tenant. Tenant is not to repair or disassemble vehicles on the Premises. Any illegally parked cars are subject to towing; any applicable fines/towing fees are the sole responsibility of the vehicle owner. Parking is limited to a set number per home. No motor homes or campers of any kind are allowed.
GUESTS/PARTIES/NOISE: House parties are strictly prohibited. The Tenant must supervise any guests while on the Premises. Tenant and their guests agree not to violate the quiet enjoyment of the surrounding neighbors and to respect their privacy and property. Tenant and their guests must abide by the rules and regulations set forth by Management and the HOA and shall be responsible for any HOA fines due to violation of rules and regulations.
LOST KEYS/Pool Wristbands/PARKING PASSES: A fee of $25 will apply to each set of keys, pool wristbands, and parking pass not returned by the renter.
ATTORNEY’S FEES: If Management employs an attorney to enforce the terms and conditions of this Agreement, Tenant shall be responsible for all costs and reasonable attorney’s fees incurred by the Agent whether or not suit is filed. Both Agent and Tenant waive the right to demand a jury trial concerning any litigation between Agent and Tenant.
INDEMNIFICATION: Tenant agrees to reimburse Agent upon demand for the cost of repairs or service caused by the negligence or improper use by Tenant, their family, or guests. The tenant will indemnify and hold harmless Agent from all losses, damages, liabilities, and expenses which can be claimed against Agent for any injuries or damages to person or property caused by the acts, omissions, neglect, or fault of the Tenant, their family, or guests or arising from Tenant’s failure to comply with any applicable laws, statutes, ordinances, or regulations.
VOLUNTARY EVICTION NOTICE: The Guest and all parties with the Guest will be subject to immediate eviction from the Property if the Guest or parties of the guest violate any terms of this Agreement, including but not limited to, violation of the occupancy limits, pet provision, smoking, possession of illegal substances, noise ordinance or parking. In the event of eviction from the Property, the Guest shall forfeit all amounts paid and there will be no refund of money.
SECURITY DEPOSIT: You may be charged a $750.00 security deposit in the event of a violation of our “no smoking”, “no pet”, or “maximum occupancy” polices or incidental damages that do not constitute as normal wear and tear which occurred during your stay. Additional housekeeping charges will be applied in event for the need of excessive cleaning by our staff and the occurrence of exceeding the maximum occupancy of the cottage. We supply a departure procedure checklist in each home; these rules must be followed to avoid loss of your security deposit.
PET POLICY: Due to owner’s & guest’s allergies certain homes DO NOT allow pets…big or small. In all cases – ANIMALS BESIDES DOGS ARE STRICTLY PROHIBITED. “Pet friendly” homes allow for 2 pets maximum. A $100 non-refundable fee per pet is required to aid in the cleaning and treatment of the home after the stay. Pet owners are responsible for picking up after your pet.
Should we discover a pet has been/is in the home without prior approval you will be charged a fee for pest control and a deep clean. If you miss picking up after your pet, a $25 fee per incident is charged. AT NO TIME MAY PETS BE LEFT UNATTENDED in a home or on the grounds of one of the homes.
Amenities List: The following items are included in each vacation rental: TV, Washer/Dryer, Silverware, Dishes/Cookware, Toaster/Microwave, Coffee Maker, Kitchen Utensils, Bath Towels, Bed Linens, Blankets, Quilts/Shams/Pillows.
You will want to bring the following items for your stay: Food & Condiments, Baby equipment (unless provided by specific home), Personal Toiletries, Lake Equipment, Specialty Cooking Items.
This Agreement is taken in full compliance with federal, state, and local Fair Housing Laws, without regard to race, color, religion, sex, country of origin, handicap, or familial status.
